I just signed with a roofing contractor to have the house re-roofed. A complete tear off (at least 2 layers) and a re-roof with 30 year architectural shingles and all the trimmings (ice and snow shield, flashing, felt paper, etc.).

Total cost: $7,650!!!!

Wow, that seems a bit steep. How many square feet? Roofing isn't all that difficult if you have the time and a few friends to help.

But the materials alone aren't that cheap either...... Helped a friend 2 summers ago and for an 1800 sqft house it was almost $3500 in materials IIRC.... Not including the dump container, beer and food....

theres 3 bundles to a square. i just got done with my fathers roof last week.. 16,5000. it was more than what u have to do. if they will replace wood than its not that bad.. i would try to work a real cash deal. dont seem like to bad of a price. i would call down to the county and check permits. see how much they are doin and go look at the jobs you find that he did. do a little research. if you have a problem.. pm me and i can guide you threw it.

The price seems fair. I got at least 6 bids and they ranged from $7,300 to over $14,000! I checked all contractors before I even called them for a license. I have been in this business long enough to know about the scabs that choose not to get a license. I then got copies of insurance and a list of references. I feel that I did my homework and chose wisely. I guess I will see.

We did buy a permit from the city for the work. It was a whopping $35!

I did a rough cost of materials before I decided to contract the work out and shingles alone were near $2500. Add in Ice and Snow Shield, felt paper, drip edge, turtle vents, pipe vents, nails, rental of the dumpster, dump fees, etc.... and I feel the price is fair. Total square footage of the roof is around 3500 sq ft.

Also, time is a damn luxury for me right now. I'm working a minimum of 55 hours right now and that's without working Saturdays. It's just not gonna happen.

O'yeah, and I called another contractor today to have a pellet stove insert installed! Because this house has no furnace and electric heat in every damn room I think the pellet stove insert will pay for itself in a year or so.

That's a good way to go. I'm thinking of purchasing a wood stove myself soon. I have 4 cord of dried firewood just sitting around waiting to provide some cheap warmth to my house.

those are so nice. only downside is if power goes out, it still wont work. but damn thier cheap to use and heat the house fast

In Norway, you can forget to have your roof fixed (on a regular size house) for beneath $35000. As soon as you have a "nicer" roof, or a bigger house - twice the price is a minimum...

sounds like a good place to work...... import and export could be a profit on suplies. not just roofs,but all building suplies

No... Special Import taxes & goverment regulations stops most of that ...

Yeah, for the cost of the stove and the pellets I'm not worried about losing power. To me the benefits out weigh the cons.

Just set your house on fire! Get two birds stoned at once! It will be nice and warm and you won't have to worry about those roof repairs!
